Why do you need a professional and independent inventory

We know your property is your most valuable asset so it pays to protect it and it makes sense to take all possible precautions to ensure your investment is maintained. If you are going to let your property it is essential to have a detailed professional inventory together with a check in and check out report to protect your property against both malicious and accidental damage caused by tenants.

With the change in the law it is important to have an inventory as this is documented proof of the condition of your property on the day the tenant took occupation, without this you have little chance of winning any dispute in a court of law. The inventory is an agreement between the landlord and the tenant as to the condition and contents of the property at a specific time and in a court of law it would be called upon as evidence in conjunction with check in and check out reports.

The inventory must be a comprehensive written description and not just a list of contents and is used to protect not just the landlord but also the tenant, preventing disputes at the end of the tenancy. In addition, it must be compiled by an independent service rather than a landlord or letting agent, otherwise it is not truly independent and may well be seen as being biased and will be one persons word against another as opposed to that of a third party. With the introduction of the Tenancy Deposit Scheme (TDS) it is even more important to have an independently produced inventory in order for you to retain any or all of the the deposit in the case of any damage.
